St Mary in the Marsh Solar Farm

New planning application

FHDC Planning number: 25/0542/FH. Approved with conditions, by Committee - January 2026.

Construction of a solar farm including solar photovoltaic panel arrays to generate electricity, with ancillary substations, inverters, perimeter stock fencing and gates, CCTV, lighting, access tracks, landscaping and other associated works.

Size and scale

16MW - enough to power 10,600 homes. It will connect to the local electricity distribution network so no need for off-site cable routing. The planning application went through Folkestone & Hythe District Council as the project is under 100MW. It was approved by 8 votes to 4 in Committee. The developers have not yet divulged their agreed connection date to the grid.

Location

Up to 100 acres to the north of St Mary's Road, TN29 0BT. The land falls within Newchurch Parish Council but borders the area under St Mary's Parish Council. Environmena claim the land is grade 3b (not Best and Most Versatile Land) despite it being capable of growing healthy crops of winter wheat. Hands Off Our Marsh believe that most farmland on Romney Marsh is in fact grade 1 and 2.

Claims of biodiversity gains through the project

81% more habitat units. 388% more hedgerow units. 28% watercourse units.

Existing trees and hedgerows (what little there are) will be retained.

How long for?

40 years. After that period it will be decommissioned and allegedly returned to farming.

Heavy construction traffic access

Construction traffic would be routed via New Romney from the A259 and up St Mary's Road towards Newchurch and Dymchurch
